Airpark Village January Newsletter     
             


Airpark Village is in the process of amending the E. Mulberry Corridor Plan.  So far, the surrounding 255 property owners have given this site a basic development structure with four key decisions.  They are:

1. The Flood Channel Alignment - Although the poll favored a new western alignment, the City doesn't want to wait on the airpark closing in 2007 in order to build.  They want to finish building the flood channel this year, so they will build a 100 foot wide channel on the eastern alignment.

2. The Road Network- A spine road (Parkway) was chosen by 34 and the loop alternative drew only ten votes.

3. The Land Use tally is- Main Street 23, Campus 10, Village 12, No Residential 9. This is a clear indication that adding residential is preferred by 84% of the surrounding businesses that responded. See http://www.airparkvillage.com/Neighborhood/LandUses/default.htm

4. The density tally is: 21 for suburban which is a density similar to the surrounding area; 22 for urban which is 1 to 1 FAR and similar to College Ave; and 3 for 1to 1.5 FAR which is like the downtown core. See:

The Final Meeting is scheduled for February 15th at noon in the Ramada Inn at Mulberry and I-25.  We will present the amendments to the East Mulberry neighborhood Plan. This will also include some proposed development policies, and a look at the preliminary master plan we will submit in March. We are building a Master Plan chapter on our home page that will allow you to follow along as we prepare it. For those that have participated in this process, we thank you for your efforts.

Landowners Association
There are many parcels of vacant land along our boundary that could benefit from joining a Landowners Association that included them in the rezoning into a development status. We will be contacting those vacant land parcels soon to see if they want to be included in the annexation and rezoning area.

Land Uses
The entire site will be proposed to the City for employment zoning which is a mix of uses. The colors show areas of primary focus, but with a mix of other uses. We illustrate the types of uses that we want to attract in the Master Plan area of our web site. In the orange area, four story development will crowd the Parkway and car parking lots will be in the rear. The transition area is likely to be lower density for entertainment, recreational and civic. The green areas will focus on housing up to six stories over commercial ground uses.
