What can the Airpark Village project do for you?
Airpark Village will be slow in coming but it will offer many economic benefits to this neighborhood. Here are some:
1. This project will increase your property values by being next to a new economic generator.

3. Airpark Village will increase awareness of this neighborhood and make property more marketable.

5. Airpark Village will provide your property with flood control and drainage into new channel.
6. Airpark Village will assist in future landscaping of Mulberry and other local streets.
7. Airpark Village will contribute to infrastructure improvements in the neighborhood
8. Airpark Village will create lots of new jobs and many from this local neighborhood.

The Process
This property is located in Larimer County which participated with the City in the east Mulberry  Corridor Plan. Because of Intergovernmental Agreements, this site must eventually be annexed.  Before we can submit a plan to the City and to the County, they want this neighborhood plan to be changed by conducting a series of meetings with the surrounding  owners. We expect to spend a month on each of the 5 or 6 main topics, which are: the flood channel, road network, land uses , densities, open space and development polices. We intend to add the latest technology in seeking a consensus by building a web site with a polling section in which local landowners can enter their choices. each month we will mail the current topic and identify the current issues. A postcard will be used for polling. Those who wish can compete their poll online. Each month a meeting will be held at noon in the Ramada Inn located at I-25 and Mulberry. Next meeting is Wednesday September 15, 2004

The September  Polling Issue is the Flood Channel

 Why do we need a flood channel?
The image to the right shows the extent of the flood plain area and why this protection is needed. The reason this is the first issue, is that the City needs a quick decision so they can continue with the long process of building a flood control channel from north of the city and through this neighborhood to the ditch going under Mulberry.  This channel will provide for flood water from as far away as the state border. In addition you will note some of the industrial neighborhood around the airpark is also unprotected. The flood channel is being designed to carry 1600 cubic feet per second and that's a lot of water. Alternative Locations  Poll
In which location should the flood channel be built: western (red) or eastern (green)? This channel's location will also determine other infrastructure such as roads and utilities. The flood channel will be from 5 to 7.5 feet deep and about 100 feet wide. It will use 10% of the project's land area or 600,000 s.f., have a maintenance road and walking paths.

 

Eastern Alignment Tradeoffs
1) It can happen now because the airport won't have to close to build it.
2) Cuts project down the middle requiring more bridges.
3) wont serve entire property because west side is lower 4) doesn't drain as well because it is 2' higher.

Western Alignment Trades Offs
1) the surrounding ground is 2' lower .
2) provide stronger flood protection from north.
3) provides total interception of runoff. from Airpark Village draining into industrial park.
4) Will allow the south side properties to also drain into it.
5) Without western alignment we may have to add drainage on the west anyway.
6) Disadvantage is that it can't be built until airport closes.
