Major Milestone for Airpark

Last night the city unanimously approved our Overall Development Plan (ODP) in spite of another challenge by the helicopter people. Their challenge took the entire session and not one word was said about the all the work we did to meet the city’s eight requirements. This work lasted 18 months and costs us about $200,000. It consists of a land use plan with densities for each parcel; storm water management; detention, wetland and water quality sizes and location; road location and sizes and off site feeder street plan showing levels of service. The ODP was complicated by the need to fit a 130 wide Flood Channel thru a very flat and wet site. It took months longer than expected, but it is the major piece any developer or investor wants to see showing the city’s support for development. It should also add to the value of the property.

Next we hope to complete a flood channel agreement on the Rights of Way with the City. We were close to signing the agreement, but the estimated costs to build the channel went from $1 mil to $2 mil. Much of this increase is due to all the trees the City will have to replace in the northern dog leg of the channel. Another part of the large costs is that the city uses a sole source contract for this work instead of bidding that increases the price substantially. I would like to take this opportunity to propose some kind of JV that requires our proposed Metro District to be formed as our representative. Combining the flood channel, Greeley Water Line and our Metro District into some kind of  cooperative effort is our next work agenda
